$3.5 million for Avoca home A brand new home at 21 Ascot Avenue, Avoca Beach has achieved a sale price in excess of $3.5 million. The ultra-modern property boasts four bedrooms, three bathrooms and a pool. Its elevated position gives spectacular beach and ocean views. It was designed and built by Latitude who specialise in beachfront and top end properties. Agent, Adam Gilbert of McGrath Estate Agents said that the property was on the market quietly during construction but he listed it in December 2007 and contracts were exchanged 18 days later. Commenting on the number of recent beachfront property sales, he said that the top end of the market is still strong and attributes this largely to buyers turning their interest away from financial markets and towards real estate. “Avoca beach will always garner interest from Sydney and overseas buyers,” he said.
Great result for Avoca townhouse An architect designed and master built townhouse at 1/61 Ascot Avenue, Avoca Beach has sold for $1,650,000 to a Sydney buyer. The three bedroom, two bathroom strata title townhouse has filtered views and north facing position just metres from Avoca Beach. The townhouse is one of two in a complex which replaced a former holiday home. David Fellows of Raine & Horne Coastal negotiated the sale. Mr Fellows explained that a two month sales campaign focused on the Sydney media although much interest came from overseas based expats via the internet. In an interesting aside, he noted that 50% of all buyer enquiries during December 2007 came via the internet and this is assisting sales to overseas buyers. “Australian property still represents great value for international buyers,” he said. He also commented on a trend for holiday makers to make Avoca Beach their permanent residence based on the combination of the area’s physical attributes and its proximity to Sydney.
Excellent return from Avoca shack An old two bedroom beach shack just 250m from Avoca Beach was sold for $1,265,000 by Pam Gilbert and Chris Andrews of LJ Hooker Avoca Beach. The 545sqm property at 1 Warren Avenue has dual street access with current DA approval. It has a perfect north easterly aspect overlooking the beach, but it is more than just the location that has the real estate agents’ interest. This is the fourth time in four years that the property has been sold by the same agents, each time increasing in value. It has reaped a total of $5,065,000 in sales over this four year period. A Sydney buyer is the new owner of this property.
