Sales

West Gosford unit sold
A small industrial strata unit at 3/14 Koala Crescent West Gosford was sold for $185,000 exlcuding GST. The concrete panel and Colourbond unit was purchased for use as storage. Chris Watson of LJ Hooker Commercial negotiated the sale.

Business Park land sold
Vacant land at Lot 3223 Pioneer Avenue Tuggerah Business Park was sold for $900,000 including GST to a local developer. The sale of the 6193sqm land was negotiated by Ty Blanch of LJ Hooker Commercial.

Sale of Warnervale land
4990sqm of vacant land zoned Employment at Lot 405 Burnet Road Warnervale was sold for $823,350 including GST. Lots 407 and 409 Burnet Road, comprising 9987sqm, were sold for $1.5 million including GST to a Sydney based developer.
The same developer purchased vacant land at 412 Warren Road Warnervale for $960,000 including GST. The 7024sqm land zoned Employment is located within the Warnervale Industrial Park, and is central to the F3. Ty Blanch of LJ Hooker Commercial negotiated all sales.

North Gosford land sold
443sqm of vacant land zoned 4A General Industrial has been sold to an owner occupier for $170,000 excluding GST. The land which is located at 13 Wollong Street North Gosford was sold by Citicoast Realty.

Prominent West Gosford premises sold
A 560sqm brick industrial building which has been fitted out as air conditioned office space with boardroom has been sold for $1,050,000 excluding GST to a local investor. The property at 19 Grieve Close West Gosford was sold on 8.2% return on a five year lease with five year option. The sale was negotiated by Citicoast Realty in conjunction with Century 21 Realty Associates Gosford.

Somersby land sold
3490sqm of vacant land zoned 4A1 General Industrial at 9 Somersby Falls Road Somersby has been sold for $375,000 excluding GST. It was purchased by Continental Conveyor & Equipment Pty Ltd. The sale was negotiated by Geoff Broadhurst of Chapman & Frazer.

Leases

Lease at West Gosford
754sqm at 8/398 Manns Road West Gosford has been leased for $65,000 per annum including outgoings and excluding GST. The property has been leased for 4 years by Alan Graham’s Motor Homes.

Lisarow Factory Leased
A 450sqm factory on 4,296sqm land at Lot 4 Sunny Bank Road, Lisarow has been leased for $40,000 per annum including outgoings and excluding GST on a two year lease with two year option. The freestanding factory with external hardstand yard has been leased by Australian Fencing Hire Pty Ltd. Chris Watson of LJ Hooker Commercial negotiated the lease.

Gosford office space leased
138sqm of good quality, third floor office space at 40 Mann Street Gosford has been leased to Encom Technology for $34,575 per annum excluding outgoings and including GST. 40 Mann Street is a 30 year old brick building with air conditioning and lift access that was refurbished about three years ago. The three year lease with three year option was negotiated by Citicoast Realty.

North Gosford Leases
176sqm of first floor showroom space at Suite 6, 451 Pacific Highway North Gosford has been leased for $36,500 per annum including outgoings and excluding GST. The three year lease with three year option has been taken by Contours Fitness for Women.
108 sqm on the ground floor in the same complex has been leased to a DVD Café operator for $31,050 per annum including outgoings and excluding GST for two years with a two year option. Both leases were negotiated by Citicoast Realty.

Gosford factory bay leased
Bay 2/319 Mann Street Gosford has been leased for $14,000 per annum including outgoings and excluding GST for one year with a one year option.
The ten year old tilt concrete factory bay has been leased by Eversharp Technologies.
The lease was negotiated by Citicoast Realty.
