LEASES

West Gosford factory units leased
Bay 3, 10 Enterprise Close West Gosford has been leased for $18,000 per annum including outgoings and excluding GST. The 186sqm factory/showroom with 46sqm mezzanine has been leased for 1 year with a two year option to be used as an automotive workshop.
Bay 4, 10 Enterprise Close West Gosford has been leased for $18,000 per annum including outgoings and excluding GST. The 185sqm factory/showroom with 45sqm mezzanine has been leased for 2 years to Custom Audio Technologies Pty Ltd.
Citicoast Realty negotiated the leases of both Enterprise Close properties.

A small industrial strata unit at 2, 14 Koala Crescent West Gosford has been leased for $25,000 per annum excluding outgoings and GST.
The unit is zoned 4A and covers 220sqm. It has been leased to Transfield Services Australia Pty Ltd for 3 years with a 1 year option and will be used for office administration and storage.

Tuggerah Business Park units leased
Unit 4/13 Pioneer Avenue, Tuggerah Business Park has been leased for $21,000 per annum excluding GST and outgoings. Covering 241sqm and of tilt concrete construction, the seven year old industrial unit has been leased to Stowe Australia Pty Ltd for three years with a three year option.

A 148sqm office at 2/A2 Reliance Drive, Tuggerah Business Park has been leased for $26,000 per annum excluding GST and outgoings. The office space has been leased to Sanctuary Energy and Total Physio Centres for two years with a two year option. Jeremy Ryan of L.J. West Gosford unit leased
Unit 4/4 Merinee Road, West Gosford has been leased for two years with a two year option to Rayson Engineering Pty Ltd. The ten year old, 385sqm industrial factory bay has been leased for $26,000 per annum excluding GST and outgoings. Chris Watson of L.J. Hooker Commercial negotiated the lease.

Green Point shop leased
Shop 12, Green Point Shopping Centre, Green Point has been leased for $30,000 per annum excluding GST and outgoings. The 118sqm strata retail property has been leased by a local chiropractic practice for two years with a three year option. The lease was negotiated by Chris Watson of L.J. Hooker Commercial.

A 1096sqm warehouse with mezzanine at Unit 4, Lot 111 Wisemans Ferry Road, Somersby has been leased for $75,000 per annum excluding GST and outgoings. Zoned 4A1 General Industrial, the brand new concrete panel and metal clad building has been leased to Natural Initiatives Pty Ltd for five years with a five year option. West Gosford warehouse and land leased
A freestanding 870sqm warehouse on 2000sqm land at 9 Enterprise Close West Gosford has been leased for $78,000 per annum excluding GST and outgoings. Zoned 4A, the nine year old concrete and Colorbond building has been leased for two years on a two year option to Big Wheels Truck Alignment. North Wyong unit leased
A brand new 984sqm unit at Lot 29 Amsterdam Circuit, North Wyong has been leased to Thiess Services for $132,905 per annum excluding GST and outgoings. The precast concrete building zoned 4A General Industrial has been leased for three years with a three year option. Mark Davies of L.J. Hooker Commercial negotiated the lease.



SALES

Gosford strata office sold and leased
Suite 5/80 Mann Street Gosford has been sold for $220,000 (GST not applicable) to a Sydney investor who has leased the unit for $19,343 per annum excluding GST and outgoings. Proten Limited has taken the three year lease with three year option. The one year old office is zoned 3C and covers 73sqm. The sale and lease was negotiated by Brendan Byrne-Bates of Raine & Horne Gosford.


Gosford strata offices sold
Suite 3/80 Mann Street Gosford has been sold for $182,500 excluding GST. Suite 4/80 Mann Street Gosford has been sold for $185,000 excluding GST. The one year old strata office suites each cover 63sqm and are zoned 3C. Brendan Byrne-Bates of Raine & Horne Gosford negotiated the sales.
