Sydney buyers grab Avoca units
Units 4 and 9 at 101 Avoca Drive, Avoca Beach have sold for $1,200,000 each, both to Sydney buyers. Both are 80sqm and located on the beach, enjoying the prime position of “right between the flags.” Unit 4 was only on the market for one week and the purchaser came from the Raine & Horne Coastal database. Both sales were negotiated by Garth Hunter of Raine & Horne Coastal.

Technology the key to Matcham sale
A five bedroom, three bathroom home at 24 Milina Road, Matcham recently sold for $1,574,000. The solar passive eco designed home is seven years old and located on private sunny acres with all rooms enjoying a northerly aspect. The property was on the market for just two weeks and generated plenty of enquiries with over 30 inspections during the two weeks. Agent, Marty Lynes of Ray White Terrigal commented, “The importance of great photography was highlighted in this sale, with the eventual owner responding to e-mailed photos and a video tour.”

Quick sale for rare Noraville beachfront
A beachfront property at 81 Budgewoi Road Noraville sold to a local buyer for $2,050,000 which follows a precedent set late last year when a property in the same street sold for $2,300,000. The sale of the property last year was a high profile auction campaign which generated around 500 enquiries, however, in comparison the recent sale of 81 Budgewoi Road was a low profile campaign with the buyer coming from the agent’s database of premium end buyers. Commenting on the market, agent Luke Thompson of Ray White Gorokan said, “In terms of turnover the market has remained fairly resilient. There is a shortage of top end, quality residential property available on the Northern end of the coast. Buyers [spending] two million plus are certainly around for the right property.” The sales of the Budgewoi Road properties were considered rare as there have been no house sales on this beachfront strip for approximately six years.
