Berkeley Vale Industrial Park land sold
3000sqm of vacant land at Lot 6B Blade Road Berkeley Vale has been sold for $505,500 including GST. Zoned 4B, the block is located within the new subdivision of Berkeley Vale Industrial Park. The sale was negotiated by Ty Blanch of LJ Hooker Commercial.


Killarney Vale shops sold
A 532sqm block of three shops at 3-5 Farrer Road Killarney Vale has been sold to a local developer for $525,000 (GST not applicable). Zoned 3A, the 30 year old brick building is currently leased to a hair dresser, a fish and chip shop and squash courts. The sale was negotiated by Ty Blanch of LJ Hooker Commercial.

Erina industrial property sold
A freehold property with two tenancies at 18 Bonnal Road Erina has been sold to a private investor for $925,000. Zoned 4A Industrial, the 740sqm building on 2036sqm land is approximately 20 years old and according to agent Brad Rogers of LJ Hooker Commercial, it represents an excellent investment with the opportunity to extend the building in the future.
West Gosford industrial unit sold
A 144sqm strata unit at 7/16 Stockyard Place West Gosford has been sold for $230,000 (GST not applicable) to a private investor. The four year old building is zoned 4A and is constructed of concrete and Colourbond.
Brendan Byre-Bates of Raine & Horne Gosford negotiated the sale.
Somersby industrial unit sold
A 216sqm strata unit with 66sqm mezzanine level at 11/54 Gindurra Road Somersby has been sold for $314,000 excluding GST. Zoned 4A, the three year old concrete and Colourbond industrial unit was sold by Brendan Byrne-Bates of Raine & Horne Gosford.

 

 LEASING

Erina unit leased
500sqm at 1/20 Barralong Road Erina has been leased for $45,000 per annum including GST and excluding outgoings. The three year lease with three year option was negotiated by Brad Rogers and Chris Watson of LJ Hooker Commercial. The building will be used for storage and distribution.


Erina retail premises leased
Shop 9/8 Karalta Road Erina has been leased for $50,000 per annum excluding GST and including outgoings for five years with a two year option. The 200sqm retail premises fronts Karalta Lane and has been leased to the Laminex Group Pty Ltd who will use it as a showroom for Laminex and associated products. Chris Watson of LJ Hooker Commercial negotiated the lease.
West Gosford factory bay leased
A 150sqm industrial factory bay at 6/411 Manns Road West Gosford has been leased for $15,000 per annum excluding GST and outgoings for three years with a three year option.
New tenant Ice House Australia will use the building for storage and distribution of ice vending machines. Chris Watson of LJ Hooker Commercial negotiated the lease.
Charmhaven factory units leased
A 144sqm factory unit at 3-27 Arizona Road Charmhaven has been leased for $14,500 per annum including GST and excluding outgoings for three years with a three year option.
The three year old industrial factory unit is fitted out with offices and training rooms and has been leased to Phoenix Fire Equipment.

A 208sqm factory unit at 2-29 Arizona Road Charmhaven has been leased for $15,000 per annum including GST and excluding outgoings for one year with a one year option.
The new unit has container height roller doors and a mezzanine space. It has been leased to a building company for a special project.

The neighbouring unit at 1-29 Arizona Road Charmhaven has been leased for $15,500 per annum excluding GST and outgoings. The 198sqm factory unit with mezzanine level has been leased to a signwriter. Tony Myers of Oliver Myers Real Estate negotiated all three Charmhaven leases.


Erina factory bay leased
A 204sqm factory bay at 3/16 Bonnal Road Erina has been leased for $17,250 per annum excluding GST and including outgoings for two years with a one year option. The 25 year old building has been leased to a kitchen manufacturer. The lease was negotiated by Citicoast Realty.
Gosford warehouse leased
A 223sqm factory/warehouse at 1/141 Erina Street Gosford has been leased for $15,610 per annum for three years with a three year option. Liberty Family Church is the new tenant in the 30 year old metal clad building. Citicoast Realty negotiated the lease.
West Gosford units leased
100sqm at Bay 6/16 Grieve Close West Gosford has been leased for $8,400 per annum excluding GST and including outgoings for two years. A screen printer is the new tenant in the 25 year old brick building.

A 310sqm factory bay at Bay 2/232 Manns Road West Gosford has been leased for $22,250 per annum excluding GST and outgoings for three years with a three year option. The 30 year old metal clad building has been leased for woodworking supplies and classes. Citicoast Realty negotiated both West Gosford leases.
