Sale of Tuggerah half acre with buildings
A level, fenced half acre site with a new 756sqm factory plus older 117sqm factory at 13 Ace Crescent Tuggerah has been sold for $850,000 excluding GST. The property was purchased post auction by P&C Rubin Pty Ltd for owner occupation. The sale was negotiated by Geoff Broadhurst of Chapman & Frazer.

Unique sale at Summerland Point
A freestanding shop with three bedroom unit above was sold for $330,000 GST not applicable. The shop and residence on 565sqm land is located at 64 Cams Boulevard Summerland Point. Geoff Stephenson of Landin Realty negotiated the sale.

West Gosford factory unit sold
An eight year old industrial factory unit at 13/16 Stockyard Place West Gosford has been sold for $195,000 excluding GST. Brad Rogers of LJ Hooker Commercial negotiated the sale.

Sale and lease at West Gosford
A 300sqm strata titled factory unit with offices at 4/13 Gibbens Road West Gosford was sold for $350,000 (GST not applicable). It has been leased for $33,000 per annum excluding GST and outgoings for three years with a three year option. Tony Myers of Oliver Myers Real Estate negotiated the sale and lease.

Record sale at Tuggerah Business Park
A 12,780sqm vacant block at Lot 202 Pioneer Avenue Tuggerah Business Park has been sold for $2,695,000 including GST, representing a record price per square metre for the Business Park. The property was listed by Ty Blanch and sold by Mark Davies of LJ Hooker Commercial. “The sale was the result of an off-market opportunity I identified late last year,” said Mr Davies, “It proves that good prices can still be achieved in the current market but it takes dedicated work from the agent.” The vacant block is one of the prime spots in the Business Park with exposure to Wyong Road. The purchaser is a Sydney-based developer.

North Gosford sale sees possible redevelopment
A 912sqm property with 122sqm building at 221 Albany Street North Gosford has been sold for $440,000. Zoned 3C Commercial, the property needs total renovation although the new owner will lease the existing building and may look at redevelopment down the track. The sale was negotiated by Michael Norman of Raine & Horne Gosford.

West Gosford factory sold
A 180sqm factory warehouse at Bay 5/18 Stockyard Place West Gosford has been sold for $277,000 excluding GST to a local investor. The five year old tilt concrete panel and colourbond building was sold with a three year lease on a return of 7.85%. Citicoast Realty negotiated the sale.

West Gosford factory leased
A 685sqm freestanding factory/office building on 1900sqm land at 8 Grieve Close West Gosford has been leased for $61,296 per annum excluding GST and including outgoings. The five year lease with five year option has been taken by Airpack Sheetmetal Pty Ltd. The 20 year old brick and concrete building includes full amenities, three phase power and large roller doors with good clearance. The yard is fully fenced. East Gosford shop leased
A 45sqm retail space at 1/26 Adelaide Street East Gosford has been leased for $13,200 per annum including GST and outgoings for one year with a two year option. The shop has its own parking. CKDS Architecture Pty Ltd is the new tenant. Brendan Byrne-Bates of Raine & Horne Gosford negotiated the lease.

Erina factory warehouse leased
A 195sqm factory warehouse with 70sqm mezzanine level at Bay 2/10 Aston Road Erina has been leased for $22,727 per annum excluding GST and including outgoings on a three year lease with three year option. Zoned 4A, the brick building will be used for warehousing. Citicoast Realty negotiated the lease.

A 135sqm modern showroom with good exposure has been leased for $32,000 per annum excluding GST and including outgoings for three years. The 15 year old brick building at Shop 2/203 The Entrance Road Erina has been leased to Erina Scrap Book Store.
377sqm of commercial space in a modern showroom/office building at Suites 2 and 3, 213 The Entrance Road Erina has been leased for $80,000 per annum excluding GST and including outgoings. The three year lease with three year option has been taken by Interrelate Family Centres. Citicoast Realty negotiated the Erina showroom leases.

West Gosford warehouse leased
Units 1,2,3/339 Manns Road West Gosford have been leased for $90,000 per annum including outgoings and excluding GST for three years with a three year option. The 30 year old, 848sqm showroom/warehouse which was previously occupied by Hi-Torque Marine will now be occupied by a bathroom and tile wholesaler. The lease was negotiated by Geoff Broadhurst of Chapman & Frazer in conjunction with Craig McMullen of Citicoast Realty.

Tuggerah Business Park unit leased
A 242sqm modern unit at 2/10 Pioneer Avenue Tuggerah Business Park has been leased for $95 per square metre excluding GST and including outgoings for five years with a five year option. New tenants Stephen and Sharyn Mumford will be using the premises to manufacture animal rugs. The lease was negotiated by Geoff Stephenson of Landin Realty.

Tuggerah unit leased
A 130sqm unit at 8/15 Ace Crescent Tuggerah has been leased for $18,000 per annum excluding GST and including outgoings for one year with a one year option. Windmill International Pty Ltd, importer and supplier of marine equipment is the new tenant. Geoff Stephenson of Landin Realty negotiated the lease.

Somersby factory leased
30 Pile Road Somersby, comprising 3764sqm land and 878sqm building with mezzanine has been leased for $70,240 per annum excluding GST and outgoings for five years with a five year option. The 20 year old metal clad factory is positioned on a large fenced site and is zoned 4A1 General Industrial. Inner Edge Pty Ltd, a food manufacturer is the new tenant. Geoff Broadhurst of Chapman & Frazer negotiated the lease.

Units leased at West Gosford Business Centre
Units 12 and 13 West Gosford Business Centre, on the corner of Manns and Merindee Roads have been leased for $40,000 per annum excluding GST and including outgoings for three years with a three year option. The 400sqm brick building is 12 years old and zoned 4A General industrial. The new tenant is Delco Electrical Wholesalers. Geoff Broadhurst of Chapman & Frazer negotiated the lease.

West Gosford unit leased
An older style 290sqm unit at 4/2 Comserv Close West Gosford has been leased for $15,000 per annum excluding GST and including outgoings for two years with a two year option.
