Name change for Hinterland Commercial Ken and Geoff Emms have announced that they have changed their trading name from “Hinterland Commercial” to “Central Coast Commercial”. Mr Emms said, “The trading name has been changed to reflect the wider geographical area of operation. We now cover the entire Central Coast region in the sale, leasing and management of commercial and industrial property with emphasis on personalised property management services.”
Hills Street Group move from West Gosford to Erina Injury management, prevention and rehabilitation specialists, Hills Street Group, have relocated their Head Office from West Gosford to Karalta Plaza at 8 Karalta Road, Erina. The company has leased 183sqm of commercial space on the first floor for 5 years with 5 year option at a rental of $45,000 per annum plus outgoings and GST. Leasing Agent from LJH Commercial, Chris Watson, said that Karalta Plaza is now fully leased. “Last month we leased Shop 7 (105 sqm) to Weight Watchers for $33,000 per annum and in June, Laminex Group leased 200sqm for $50,000. Last month Shop 12a of Lot 2 of the Karalta Complex was leased to photographer, Neville Prosser, for $28,000 plus outgoings and GST for the 75sqm premises. Stephenson’s Real Estate are the Managing Agents for Lot 2 of the Karalta Plaza complex – comprising 6 shops and 1st floor offices. Commenting on the leasing market around Erina, Mr Watson said, “Enquiry remains spasmodic but we find it is quality businesses that are showing interest.”

Charmhaven unit sold An industrial unit at Unit 13, 22 Arizona Road Charmhaven has been sold for $192,500 excluding GST to Smart Repair Australia. The metal clad, steel frame 205sqm unit includes mezzanine office and storage area. Tony Myers of Oliver Myers Real Estate negotiated the sale.
Tumbi unit sold A 300sqm tilt panel unit at 1/10 Bon Mace Close Tumbi Umbi has been sold for $346,000 excluding GST to Tuggerah Lakes Glass. The unit with reception and showroom area is of brick construction. Geoff Stephenson of Landin Realty negotiated the sale.
Gosford shop sold A 110sqm freehold shopfront at 77 Mann Street Gosford has sold for $287,500 (GST not applicable). Zoned Commercial, the shop includes parking at rear. The property was sold to an owner-occupier.
Gosford Central Mall shop sold A 184sqm strata title shopfront at 153 Mann Street Gosford was sold for $565,000 excluding GST to an owner occupier. The shop is located within Central Mall (former Spotlight building). Both shop sales were negotiated by Rob Wilcox of Chapman & Frazer.
Sale of West Gosford land Level industrial land at 11 Gibbens Road West Gosford was sold for $825,000 excluding GST. The 4,160sqm block is fenced with a 46m road frontage and is zoned 4A Industrial. It was sold to an owner occupier. The sale was negotiated by Geoff Broadhurst of Chapman & Frazer.
Unique land sale at Summerland Point A 5.6 hectare parcel of vacant land zoned 7B at 75 Yeramba Road Summerland Point has been sold for $530,000 excluding GST. It is one of the largest blocks of land in Summerland Point, with power, water and sewerage all available. It is uniquely located minutes from Catherine Hill Bay and Frazer National Park. Ty Blanch of LJH Commercial negotiated the sale.
Charmhaven showroom sold A 290sqm showroom/warehouse at 1/2 O’Hart Close Charmhaven has been sold for $320,000 including GST to a local investor. It is located on the Pacific Highway, close to Lakehaven Shopping Centre and is currently leased for two years with a two year option at $30,500 per annum. Ty Blanch of LJH Commercial negotiated the sale.
LEASING
West Gosford warehouses leased Unit 1/16 Enterprise Close West Gosford, a 374sqm warehouse within a two unit complex, has been leased for $40,000 per annum excluding GST and outgoings. Frameless Glass Fencing Systems Pty Ltd is the new tenant, having taken a three year lease. The tilt slab concrete building is zoned 4A.
A new 1008sqm building on 5254sqm land at 6 Marstan Close West Gosford has been leased for $80,000 per annum excluding GST and outgoings on a two year lease with two year option. The new tenant, SSE Shopfitting, is expanding their operations from Enterprise Close West Gosford. Craig McMullen of Citicoast Realty negotiated both leases.
Factory with yard leased at West Gosford A 450sqm building with 500sqm yard at 3/332 Manns Road West Gosford has been leased for $38,500 per annum including GST and outgoings on a two year lease. The industrial factory with office space is over 30 years old and is zoned 4A. Brendan Byrne-Bates of Raine & Horne Gosford negotiated the lease.
North Wyong factory leased A 110sqm factory at 7/11 Donaldson Street North Wyong has been leased for $120,000 per annum excluding GST and including outgoings on a two year lease. The new tenant is a small manufacturer. Geoff Stephenson of Landin Realty negotiated the lease.
Warehouse leased at Wyong A large warehouse at Unit N Dulmison Avenue Wyong has been leased for $43,500 per annum excluding GST and outgoings for two years. The new tenant is Knotts Pine who will use the building for distribution. The lease was negotiated by Geoff Stephenson of Landin Realty.
Wyoming unit leased Unit 1, 6 Brooks Avenue Wyoming has been leased for $15,000 per annum including GST and outgoings on a one year lease with one year option. The brick industrial unit opposite Brian Hilton Toyota has good exposure and has been leased to Medical Technologies. Tony Myers of Oliver Myers Real Estate negotiated the lease.
