Warner Industrial Park development

Plans for the development of Warner Industrial Park, located in Precinct 14 of the Wyong Employment Zone at Warnervale were placed on exhibition by the Department of Planning at Wyong Council until September 22.

Warner Industrial Park is to be developed by Terrace Towers Pty Limited (developers of Tuggerah Business Park) and the submission states that the company will commence work on the project as soon as approval is received. It will be the first major rezoning and development on the Central Coast for almost fifteen years.

Warner Industrial Park will provide employment opportunities which is a major objective of the NSW Government under the State Plan and Central Coast Regional Strategy.

The Park comprises a total site area of approximately 104.2 hectares. The net development area of employment lands including roads is approximately 80 hectares, and excluding roads is 69 hectares.

According to the plans the development will consist of 90 lots for a broad range of industrial and associated land uses, retention of land for environmental purposes, and the adoption of a Development Control Plan to regulate future development on the site, including future subdivision to meet market demand.

Warner Industrial Park is located in Precinct 14 of the Wyong Employment Zone (WEZ) between the F3 Freeway and Hue Hue Road with Sparks Road on the southern border, which will become the entrance to the Park.

The project is estimated to cost $51 million to develop with the completed cost of the development being approximately $328 million. It will create employment for 2,000 to 3,200 people with a flow-on benefit of 5,000 to 8,000 jobs.

Warnervale Employment Zone
Warner Industrial Park forms part of the Warnervale Employment Zone (WEZ). On 20 September 2007 the Minister for Planning advised that the development proposal for the Park was of State Significance.

The proposed rezoning and subsequent development of Warnervale Employment Zone has been ongoing since 2004 when Wyong Council moved to prepare a Draft Local Environment Plan to commence the rezoning process.
Council’s proposal for the WEZ, which included a Draft Development Control Plan was exhibited in February/March 2008 and is now under consideration by the Minister for Planning as a State Significant Site.
