Medical Centre planned near Wyong Hospital; West Gosford office building nears completion; plus the latest property sales and leasings across the Central Coast.
Medical Centre planned near Wyong Hospital Combined Development Group has secured the purchase of a 2ha site at 102 Louisiana Road, adjacent to Wyong Hospital. The site has a current development approval to construct a major medical centre comprising two buildings, which will provide upon completion approximately 6,800sqm of gross floorspace.
In announcing the project, the Managing Director of Combined Development Group, Graham Walker, said that “The population surrounding the Hospital was growing at a rate that was well above the NSW average, and when combined with the extensive construction of retirement and seniors living within the area has led to the need for more specialist and general medical services being made available to cope with the forecast demand.”
Project Director, Steven Dumpleton said, “In terms of doctor-patient ratios the Central Coast is not as well served as the major urban areas generally. With one doctor per 1,800 people, the Central Coast is under serviced – especially when compared to Sydney which has a rate of one doctor per 925 people.
“While we have already had positive interest from a range of service providers, we will be shortly advertising nationally and locally seeking expressions of interest from the medical profession who would like to be part of this facility. It is our intention to provide a comprehensive range of services within the project, and providing flexibility for the service providers to own or lease their rooms or facility,” said Mr Dumpleton.
It is anticipated that construction will be completed by early 2010.
West Gosford office building nears completion Sydney investor and developer Frank Vaiasinni is completing construction of a two-level office building on the Central Coast Highway at West Gosford.
The building with a total lettable area of approximately 2,000sqm is set across two floor plates of around 1,000sqm each. Lift and disabled access to all levels from a secure and undercover basement parking area is also provided. In addition, ample parking is available to the property, consisting of approximately 36 undercover and 3-4 external parking spaces.
Provision has also been made to allow signage for each tenancy. The building is located on one of Central Coast’s busiest roads, at the intersection of Manns Road and Central Coast Highway, and is close to West Gosford Shopping Centre and major high profile retailers such as Domayne, Spotlight, Repco and Officeworks.

SALES
Gibbens Road industrial units sold A new industrial unit at 20/13 Gibbens Road, West Gosford has been sold to a Sydney investor for $445,000 excluding GST. The 379sqm unit with height clearance up to 7.5m is located in the Palms Business Park. The concrete and Colourbond unit was completed in 2006 but never occupied. It includes three car spaces and a loading area. An older style brick unit at 2/14 Gibbens Road, West Gosford has also been sold for $305,250 including GST to a local transport company. The 277sqm unit plus hardstand and four car parking is approximately 20 years old and features full amenities and mezzanine office space. North Wyong units sold A 138sqm factory showroom at 2/9-11 Willow Tree Road, North Wyong was sold for $148,500 excluding GST. Unit 12 in the same complex of 239sqm has also sold for $117,700 excluding GST. Unit 15 of 124sqm sold for $132,000 excluding GST. A 140sqm industrial unit at 6/3 Lucca Road North Wyong was sold to an owner occupier for $162,000 excluding GST. All sales were negotiated by Mark Davies of LJH Commercial.
Long Jetty office bargain A 100sqm commercial office at Long Jetty was sold for $92,500 (GST not applicable). Mark Davies of LJH Commercial negotiated the sale.
LEASING
Tuggerah Business Park units leased An industrial unit at 2/5 Bounty Close, Tuggerah has been leased for $24,230 per annum excluding GST and outgoings on a two year lease with three year option.
The 285sqm unit has been leased to C&C Images for the production, sales and storage of photographic materials. A 281sqm industrial unit at 5/7 Teamster Close, Tuggerah has been leased for $28,600 per annum excluding GST and outgoings on a five year lease with five year option. Gosford retail space leased 14sqm of ground floor retail space in Carbow Arcade (Shop 18/134 Mann Street Gosford) has been leased for one year at $6,240 excluding GST and outgoings. A clothing and accessories retailer is the new tenant. 10sqm of shop space in neighbouring Shop 19 has been leased for $6,240 per annum for one year with a one year option for the retail sale of flowers and associated accessories. West Gosford unit leased A 240sqm industrial unit at 5/13 Dell road, West Gosford has been leased for $23,100 per annum including GST and outgoings for two years. Large Somersby shed leased A 382sqm industrial shed at 4/21 Kangoo Road, Somersby has been leased for $33,000 per annum excluding GST and outgoings for one year with a one year option.
