The property: A four bedroom, three bathroom contemporary home at 68 Scenic Highway (54 Bellevue Crescent), Terrigal. The sunlit balconies offer a 180 degree panoramic view of the ocean. Features include a wet edge lap pool, piped music and full security system. The home is situated on a 734sqm block of land.
The price: $2,750,000
The sale: On the market for under five months, this property was marketed to LJ Hooker’s “Million Dollar Club” database and via the internet.
The buyer: A Sydney couple retiring on the Central Coast.
The agent: Tim Andrews of LJ Hooker Terrigal commented, “We’ve found the top end of the market moving well. It was a fair market price for this property. We are focused on being price point oriented at the time of listing. We tell the vendors as accurately as possible where the property should be priced – no holds barred – they are prepared and we are getting the results for them without their property being on the market for an extended time with multiple price drops.”

Avoca holiday house bargain
The property: A renovated three bedroom townhouse with ocean views at 2/27B Ascot Avenue, Avoca Beach. The holiday style, fully furnished townhouse comfortably sleeps eight adults and is just a 450 metre walk from the beach.
The price: $805,000
The sale: This property was on the market via private treaty with slow buyer interest, however, an auction campaign sparked interest with advertising placed in both print media and the internet. The call to action attracted interest from Sydney and local buyers and the property sold a month prior to auction.
The buyer: The new owner is from Sydney.
The agent: Garth Hunter and Danny McLaren of Raine & Horne Terrigal – Avoca beach.

Iconic Pearl Beach property sold
The property:  3 Pearl Parade, Pearl Beach – a three bedroom, three bathroom home across the road from the beach.  The property has ocean views and is situated on 670sqm of land. Its claim to fame is that it was designed by renowned architect Graham Yahn and has been made famous by being featured in numerous television and magazine features about quality beachside homes. The vendor was Ross Patterson, New Zealand’s Minister for Communications.
The price: $2,000,000
The sale: The property was on the market for six months and marketed predominantly via Sydney print media and the internet. The property failed to sell at auction, however, was sold post-auction.
The buyer: The new owner is from Sydney.
The agent: Stuart Gan of PRDnationwide, Ettalong Beach commented, “The property sold at $2 million, however, it would have fetched over $2.5 million this time last year. It just means that there are great buying opportunities around”.
