Dooralong Valley Resort back on the market
Dooralong Valley Resort has been listed for sale by Expressions of Interest closing on September 9 with Stuart Davies of McGrath Estate Agents – Central Coast. The 140.1 hectare property comprises a 26-room guest house and bar facilities, conference centre, 46 colonial cottages and horse riding facilities. The property was originally developed as a tourist resort by Liberty Holdings Pty Ltd in the early 1990s and has since had three owners – the latest being Impala63 Pty Ltd who bought it in July 2008 for $5.5 million.

$4.3 million for Charmhaven investment property
Two local investors have paid $4.3 million (GST not applicable) for a bulky goods style property at 6 Botham Close, Charmhaven. The property, built in 1999, comprises eight single-level bulky goods retail units of around 2,000sqm each with rear roller door access and frontage exposure to the Pacific Highway with ample perimeter car parking. The approximately 7,027sqm site is zoned Industrial 4(b). Currently five of the units are leased with sound long term leases giving the buyer an approximate yield of 9.1% pa. The property failed to sell at auction in June but ended up being sold to one of the bidders. The sale was negotiated by Ty Blanch and Brad Rogers of LJH Commercial Central Coast.
$2.5 million for West Gosford property
GCG Holdings, an importer and wholesaler of golf carts, have paid $2.5 million (excluding GST) for 11 Bowen Crescent, West Gosford. The property, built in the late 1990’s on a 4,204sqm site, comprises commercial office space over two floors plus a high clearance, clearspan factory/warehouse with surrounding hardstand and separate colourbond storage shed. The sale was negotiated by Ty Blanch of LJH Commercial Central Coast.
Somersby warehouse brings $1.232 million
A 1,350sqm warehouse on a 5,745sqm lot at 56 Somersby Falls Road, Somersby has sold for $1.232 million including GST. It was sold with vacant possession. Purchased by a local company, the eight year old warehouse comprises a 200sqm mezzanine storage area and 200sqm of quality air-conditioned office space with reception area. It includes two large roller doors with undercover loading area and ample on-site parking and surrounding landscaped gardens. High voltage power is connected to the property. Berkeley Vale industrial unit sold
A local investor has bought Unit 1, 19 Newbridge Road, Berkeley Vale for $295,000 GST not applicable. The 240sqm industrial unit is part of an industrial complex built two years ago and is leased to W Shoesmith Automotive Fasteners on a new 2 year lease with 2 year option at a rental of $18,000 per annum including outgoings plus GST. The lease terms are 2 years plus 2 year option. The sale was negotiated by Greg Wild Real Estate.
West Gosford industrial unit sold
Local company, Monarflex Geomembranes Pty Ltd, has bought Unit 3, 14 Gibbens Road, West Gosford for $324,000 including GST. The 236sqm unit comprises a 29sqm mezzanine area with large rear roller door and office/reception area, plus two toilets and showers, 40sqm hardstand and four car spaces. The unit is part of a complex built around ten years ago. The sale was negotiated by Brendan Byrne-Bates of Raine & Horne Gosford.
Tuggerah Business Park vacant lot sold
A 6,744sqm level vacant block at Lot 307 Reliance Drive, Tuggerah Business Park has sold for $594,000 including GST to Makim Palmgrove Pty Ltd. Ty Blanch of LJH Commercial Central Coast negotiated the sale.
Charmhaven industrial unit sold
Aluminium Privacy Screens and Shutters has paid $225,500 including GST for Unit 8, 25 Arizona Road, Charmhaven. The 215sqm unit is part of a 9 unit complex built around thirteen years ago. Ty Blanch of LJH Commercial Central Coast negotiated the sale.

A local investor has paid $242,500 (GST not applicable) for a 142sqm industrial unit with an additional external 94sqm area. The unit is fitted with quality air-conditioned and partitioned office space and is part of a besser block construction complex built around 25 years ago. Husqvarna relocated to Tuggerah Business Park early in 2009. The premises comprise 2,397 sqm of warehousing and partitioned office space with full glass façade was built 15 years ago.
