The property: 44 Tramway Road, North Avoca. This 4-bedroom home on a 1,561sqm block has been fully renovated with sweeping decks and spectacular views overlooking the ocean and beach, which is just a short walk away. It is one of only a few remaining properties with sub-division potential.
The price: $1,800,000. The property last sold in early 2007 for $2,500,000.
The buyer: A young professional couple from Sydney who owns an IT company. They intend to use it as a holiday home.
The sale: The buyer found the property on the LJ Hooker website. It had been on the market for some twelve months.

Holidays on the beach for Melbourne family

Situated on the beachfront at Wamberal it has sensational beach and ocean views.
The price: $2,250,000
The buyer: The buyer lives in Melbourne and has bought the property both as an investment and family holiday home.
The sale: The property had been occupied by the developer and had been on the market for some time. The buyer found it doing an internet search.

The property: 107 Copacabana Drive, Copacabana. Set one street back from the beach this 3-bedroom home with two separate living areas and large rear secluded deck is positioned to the rear of the block to afford privacy from the road. It has sweeping point, beach and ocean views.
The price: $950,000. The property last sold in 1996 for $355,000.
The buyer: A Sydney family who had been looking for a holiday home for 18 months.
The sale: The property was on the market for around 7 months and marketed through an internal database.
The agent: Trudy Baron of George Brand Real Estate, Copacabana.


Resort living at Terrigal

The property: A 203sqm three bedroom apartment with limited ocean views in the Skillion Building of the Star of the Sea Apartment complex at Terrigal.
The price: $1,550,000
The buyer: A Sydney family has bought the unit as an investment and holiday unit.
The sale: The property was on the market for three months and was subject to an extensive marketing campaign. The buyer saw the property in the Belle Property Magazine, stayed in the complex and fell in love with it.
The agent: Andrew Mcbride of Belle Property Terrigal who said that they are experiencing greater buyer demand for all properties across all price ranges.


Investor buys Terrigal apartment

The property: Unit 2, 25 Campbell Crescent, Terrigal. A brand new three bedroom unit with quality fittings throughout and views across to The Haven. In addition it has its own roof-top terrace with views to Forresters Beach.
The price: $1,090,000
The buyer: A Sydney investor.
The sale: The property was on the market for 85 days and sold to a buyer who visited the agent’s office.
The agent: Robyn Murphy of Ray White Terrigal who said that buyer enquiry above a million dollars has increased sharply.
