  • Tumbi industrial complex sold on 11% return

    A local investment consortium has paid $870,000 for a 3-unit industrial complex at 9 Tumbi Creek Road, Tumbi Umbi. The property on a 3,153 sqm lot has three tenants: BBX Management, Thrifty Car Rentals and Arthur’s Gym all on long leases giving a net return of $87,802 per annum plus GST. The property was sold by Ty Blanch of LJH Commercial Central Coast prior to auction.

The property, on which stands a vacant 200sqm demountable office building, is zoned B4 Mixed Use City Centre Zone. It is the first time the property has come on the market in forty years.     Local investors have paid $350,000 (No GST applicable) for an investment property at 30 Glennie Street West, North Gosford. The property on a 442 sqm site comprises a 210sqm concrete tilt-panel warehouse with ground floor reception and mezzanine with 4 carpeted and ducted air-conditioned offices. The property was sold as a tenanted investment showing an approximate net return of 8.5% per annum. The property sold by Craig McMullen of Citicoast Realty.

    GPF No.4 Pty Ltd (GDI Property Group) has sold their Tuggerah Business Park landmark commercial property realising $8.75 million (No GST going concern). The office/warehouse property at 2 Reliance Drive, Tuggerah comprises 3,529 sqm office space and 3,021 sqm warehouse space on a site approx. 1,325 ha. Built around 1996, the property last changed hands in 2003 for  $7 million.   • Stockland announces sale of Bay Village

    Stockland has announced plans to sell the Bay Village retail centre on the NSW Central Coast, as part of its strategic portfolio management. The large sub-regional centre was purchased by Stockland in 2000 for $63.9 million and expanded in 2006 at a cost of $112.0 million. It's estimated fully leased net income is $13,612,688. Colliers International has been appointed to manage the sale.

Two secure and established tenants occupy the three shops on 5 year leases plus options with favourable annual rent reviews.
