A high profile leasehold property at 199 The Entrance Road, Erina has sold at auction for 4,500,000 showing the buyer a net return of 7.67% per annum.
The property, on a 2,934 sqm lot is leased to 1st Choice Liquor Superstore on a 10 year lease expiring November 2017 with lease options until 2037.
Net income is $345,265 per annum + GST with annual rent increases.
The property was bought by a private investor from Western Sydney. Agent, Dean Venturato from Burgess Rawson said that the property had been sold under the hammer, along with seven other properties offered on the day. “We received over seventy enquiries from buyers,” he said.
RP Data reports that the property last traded in 2007 for $3,575,000 when it was bought from Coles Myer Property Developments Pty Ltd.

Property fund manager and investor, Charter Hall Group, has acquired the sub-regional shopping centre, Stockland Bay Village, now known as Bateau Bay Square for around $164 million. It is part of a number of centres being off-loaded by Stockland. The Centre was opened in 1985 and bought by Stockland in 2000 and was expanded and refurbished in 2005 and 2006. In 2009 the Centre was valued by Stockland at $187 million. The Centre is on a prime 90,000 sqm site with a GLA (Gross Lettable Area) of 29,174 sqm. Central Coast spring manufacturers, Gibbens Group has bought the former Albany International factory at 900 Pacific Highway, Lisarow for an undisclosed price. The property had been on the market through David Black of Salinger & Co, property advisors and was extensively marketed. The property comprises a substantial 24,021 sqm industrial building plus 1,500 sqm of quality office space on a 7.675 hectare lot.
Gibbens will relocate their West Gosford spring manufacturing facility in November and December, making way for the redevelopment on the site for a new commercial building and Masters Hardware warehouse now under construction. A Sydney developer has paid $415,000 including GST for a residential site near the Gosford Hospital Precinct at 2 – 4 Hargraves Street and 30 -32 Holden Street (4 lots on the one title). The 2,958 sqm sloping site was listed for auction by Adrian Knight and Michael Norman from Ray White Real Estate Gosford under instructions from the Mortgagee in Possession.
Although expired, Gosford Council had approved a development for 30 residential units and parking for 43 vehicles in 2003. Zoning is R1 General Residential. A FSR of 1.5:1 and height of 12 metres applies to the block. The property is 200 metres from Gosford Station and 300 metres from the waterfront. Contracts for the sale of the former Albany International Pty Ltd property at 900 Pacific Highway, Lisarow have been issued. Coles buys West Gosford Shopping CentreMarch 2012
The supermarket war continues to intensify with the Coles Group Property Developments Ltd buying the West Gosford Shopping Centre paying $28.5 million on an initial yield of 7.75%.
The property fronts Brisbane Water Drive and has rear access from Henry Kendall Street via Jusfrute Drive. Developed in the late 1980s the Centre is anchored with a Coles Supermarket and adjoining liquor outlet along with specialty stores and tavern. Approximately half of the large commercial office space above the shops facing Brisbane Water Drive has gone unlet since the property was developed. The rest of the office space was leased to Yellow Pages until about three years ago. Total site area of the property is approximately 17,677 sqm.
The property was last traded in 1992 when Adwell Holdings Pty Ltd bought it from the developers for $8.9 million. They subsequently bought an adjacent property, 20 Henry Kendall Street in 1985 for $180,000 extending the car park capacity.

Commenting on the lease up Tim Gunasinghe from Commercialhq, which manages all the Brand Group properties, said that leasing enquiries had been outstanding and surprising. “We could have leased another five shops,” he said. “When we bought into The Entrance we had no experience in the property market there except that we had bought the Ground Floor strata at The Oaks, part of which is leased leased to The Red Centre Restaurant a few years earlier.”. He said that the rates achieved were good and in the middle to high range, all due to the location. “How these properties could have remained vacant for almost three years I have no idea. The developer obviously had no idea of the market.".
The Brand Group bought the properties in April last year which were concrete shells. New shopfronts were installed along with proper drainage and air-conditioning and made presentable. “We bought into The Entrance because we see it as having a great future,” Mr Gunasinghe said. “We still have some vacant shops in Coral Street but we are waiting for a DA to be approved by Wyong Council for a Medical Centre.
